The Purpose of a 4-Point Inspection

When performing a 4-point inspection, the home inspector assesses 4 systems of the home: roofing, electrical, plumbing, and the HVAC system. An insurance company is interested in knowing about these systems before issuing homeowners insurance. They want to know the age and the condition of the components, and whether they’re installed and operating correctly.

The 4 Parts of a 4-Point Inspection

1. Roofing

The roof is the most important weather-proofing system in your home. When the home inspector inspects the roof, he or she will look for things like missing or defective shingles, the quality of any repair work that has been done, signs of water leaks, the condition of roofing materials, and the age of the roof.

2. Electrical System

Faulty or damaged electrical wiring and defective electrical components are a leading cause of house fires. These components may be compromised by water, pests, age, or poor installation. During a 4-point inspection, the inspector will examine the electrical panel, grounding system, and wiring.

3. Plumbing System

For the plumbing, the inspector will examine any accessible parts of the system. He or she may photograph and take notes on the water heater, plumbing connections, washing machine, and all other connections and hoses. The inspector will determine the type of plumbing system materials and will look for evidence of leaks, missing components, and rusting or corroded pipes.

4. HVAC System

During the inspection, the inspector will access the HVAC system. Insurance companies want to know the age of and what type of system is in place. The lack of an HVAC system may be a reason to deny coverage. Older or defective HVAC equipment may impact insurance rates. The inspector will also examine and report on the HVAC unit’s power supply.
